A legal check of the land’s status before any commitment: land title, ownership, encumbrances and planning rules.
Secure an acquisition before the preliminary agreement.
Validate an asset’s legal standing before investing.
Prepare a clear file to make the sale easier.
At a minimum: the land title and its history, the identity of all owners (joint ownership), registered mortgages, easements and objections, the planning information note and development plan, and physical constraints (access, utilities, topography). Greenfield+ summarises these points in a memo before any signing.
Titled land is registered with the Land Registry (ANCFCC) and its land title is conclusive proof of ownership. Land under requisition is going through registration: the procedure is not complete and objections are still possible. A melkia is an adoul deed attesting possession without registration. For a development project, titled land offers the most security.
The note de renseignement is the planning document that states what may be built on a plot. Issued by the urban agency, it specifies the zoning under the development plan, the permitted height, the building footprint and any easements. It is the first document Greenfield+ checks before presenting a plot.
